Check out this new Single-family property that I just posted on my Web site. It is at 909 John Kennedy Dr. in Fort Worth. This Single-family property has 4 bedrooms and 2 baths. This home is idea for many owners. The neighborhood is quiet and pretty. The entrance to the subdivision is well planned and attractive. Take a look. Put the address into my Market Snapshot and see the area.

There is no denying that the national news media play the “bad guy” in promoting negative real estate news over the last 10 months.  We need to remember that real estate is regional, and even regional within an area. So while the National Negative media talks, we have to look at each area individually.

This year, we as homeowners and real estate professionals watched for our own values in our own neighborhoods, as well as the values in the neighborhoods where we specialize.  Definitely we saw more foreclosures, and in subdivisions where we least expected and the effect was evident when we saw prices reduced sooner than we had seen in previous seasons. We even saw some homes fail to appraise for the contract prices as lenders enforced tougher lending guidelines

Generally speaking, we always know that things change.  Generally speaking we also know that when there is “bad”, we learn and then the learning process gives birth to something “good”.  That’s the “lemons to lemonade theory”. Well, yes we have had a good home study course in real estate change this year, but another good has come from it.

What I have experienced most recently is that old American drive popping up again.  I am seeing the “I refuse to be a victim” attitude in both buyers and sellers.  I believe that some common sense is surfacing and people who are tired of listening to only negative are saying, “Ok, I want or need to move and I am going to deal with this.  I will put my house on the market and I will be happy even if I lose a little money.  Where could I have lived for 5 years, for $5,000? (or the amount of the loss).”  People are not going to let the bad news become their bad news, and I believe that this is Good News!

To end, Fort Worth and Tarrant County numbers were down during the Summer, but we are seeing more increased action in buying and selling.  Our area is up by over 25% for the last tracking period of who is looking online.  I believe that is great news.

I can only say, Come to Fort Worth and enjoy a great lifestyle, and the real estate values are so great!  We are moving forward in Fort Worth!

Welcome to a “market shift”!  As a veteran REALTOR, I am proud of my experience, my reputation, and my clients who remain loyal to me.  While experiencing less of a market shift in N. Central Texas than some areas, we are still aware of it’s implications.  One thing that I have noticed is that people are somewhat hesitant to make decisions.  The great thing that I have noticed it that this is a great time for me to get back to the basics of what I do very well.   What is that, you ask?

I have noticed that I am taking more time with each client to share exactly what our process will be, before, during, and after the contract is executed.  I am taking the time to explain what the consequences of each point may be.  I am taking the time to explain to my clients how I want to help them and can help them.  In short, I am taking the time to give really good client services.

The fact that clients who want to sell or buy are somewhat fewer has gotten me back to the basics that made me a good REALTOR  in the first place.  My opinion is that I am creating value of the present and the future that even a bad market will not harm.

New to the area, or just looking for a great new home in a good neighborhood, we have it all to offer here in Tarrant County and Fort Worth.  With many areas to choose from, consideration of your families’ needs is a top priority with me.  If you have young children, you may be looking for subdivisions with young families for your children to have friends nearby.  If you have teens, your priority may be for locations near sports or arts facilities and schools.  Whatever your need, Fort Worth area and Tarrant County has wonderful areas from which to choose.

The Arlington Heights area of Fort Worth is near downtown and the museums.  It has homes that are of vintage styles as well as some newer homes that have been built among the olders homes.  It is a very desireable area and pricing is according to size, age, and general neighborhood.  This area is one of the “inside the loop” locations that has become very popular in the last 15 years.  If you are looking for established area, this is one to look at.

Keller is a North Tarrant County town just 20 minutes from downtown Fort Worth. It has many areas filled with large and medium sized homes.  The schools are mostly new and the pace is that of a suburban area.  Keller is known for great schools and good athletic programs.  The crime rate is non-exsistant. It is a 25 minute drive to DFW airport and this is a factor that causes many traveling executives to choose this area.
